The Site
The site is located off Pickards Way, west of Wilsons Lane in Coventry. The northern boundary of the site is formed by the B4113 and to the western side the A444 Jimmy Hill Way, immediately south of Junction 3 of the M6 motorway. The eastern site boundary comprises of existing 20th century housing off Wilsons Lane and the recently developed Old Farm Lane housing area.

Outline planning permission has been granted for the erection of up to 73 dwellings and up to 55,750 sqm of employment/ commercial floor space (comprising of 50,000 sqm of B8 use (including 2,500 sqm ancillary E(g)(i) office) and 5,750 sqm of B2/B8/E(g)(iii) uses (including 300 sqm ancillary E(g)(i) office)), complete with access, local area for play (LAP), land remodelling, landscaping, attenuation and the diversion of a Public Right of Way (Ref B25). Vehicular access will be from the B4113 Pickards Way.

This public consultation and subsequent reserved matters application will focus on the employment element only which is being developed by Panattoni UK, Europe’s foremost logistics developer. The residential element of the scheme will be brought forward separately by others.

It is important to recognise that matters concerning the principle of development on the site, permitted uses, overall floorspace, maximum building levels, maximum building heights, access, traffic, local highways improvements, drainage, flooding, diversion of the existing public footpath and ecological matters, have already been considered.

We invite residents to review the information herein and advise if they have any comment on matters concerning the detailed design elements of the scheme, including the siting of the buildings, layout of the site, appearance of the buildings and landscaping.
